The Best Time to Rent in Palm Springs

How the Palm Springs rental year works: the January to April peak, the summer collapse in rates, the events that distort dates, and how early to book.

Palm Springs runs two calendars at once. One is the weather, which is why anyone comes. The other is the market, which follows the weather with a lag and a great deal of exaggeration. Pick different months and you pay two or three times as much for the same house.

The year as it is actually lived

Use the 1991–2020 US climate normals. January highs average 71 °F (21 °C) with lows near 47 °F, February 73 °F, March 80 °F, April 88 °F. Then it climbs: May 94 °F, June 103 °F (40 °C), and July and August both average a daily high of 108 °F (42 °C) with overnight lows of 79 °F. September still averages 102 °F. Weather Spark, using 1980–2016 records, puts the hot season — highs above 99 °F — at 7 June to 20 September.

The winter figures describe near-perfect outdoor weather: dry, sunny, warm enough to eat outside at midday in January. The summer figures describe something else. Above 40 °C the day inverts: you go out before 8am and after 8pm and stay indoors between. Pool water reaches bath temperature and stops cooling you. Nobody walks. Life becomes air-conditioned rooms joined by a hot car. It is livable, and thousands live it every year, but it is not a slightly worse version of the winter. It is a different place.

The third season nobody mentions is wind. Palm Springs sits at the mouth of the San Gorgonio Pass, four miles across at its narrowest, which funnels air off the coastal plain into the desert — the reason for the turbine fields north of the city. Weather Spark places the windier part of the year from 27 February to 8 July, with April the windiest month. Average speeds are modest, but gusts through the pass reach 40 mph and above, and when they do they lift sand. Blowing dust has closed roads here and cut visibility. Expect several days each spring when the pool is unusable and everything indoors carries a fine grit.

Two rental markets in one town

From roughly January to April the city is full. Published Greater Palm Springs vacation-rental data for 2026 put professionally managed paid occupancy at 47.7 per cent in February and 51.6 per cent in March — numbers that sound low until you remember they average the whole stock, including everything nobody wants. The good houses are committed months earlier. Monthly rates peak in the same window.

From June to September the same stock stands empty. Open Air Homes, a manager working across the valley, says on its own site that discounts of 40 to 60 per cent are usually required to attract summer renters. That is the single most useful figure here. A house asking $6,000 for February will often take $2,500 for July, and the owner is being rational: an empty house earns nothing and still costs hundreds a month to keep cool.

Supply tightens in winter rather than expanding. Palm Springs caps each standard vacation-rental permit at 26 rental contracts per calendar year, and one booking counts as one contract whether it runs two nights or two months. The rule pushes owners towards longer bookings, which works in your favour, but it also means an owner who has spent the year's contracts simply stops listing.

The events that distort the calendar

Four fixtures move prices across the whole valley. Check them before choosing dates.

  • Coachella — 9–11 and 16–18 April 2027 at the Empire Polo Club in Indio, two weekends. Rates across the valley go vertical and many owners pull houses off monthly listings to sell those weekends nightly.
  • Stagecoach — 23–25 April 2027, same site, the week after Coachella. Together the two make the back half of April the hardest three weeks of the year to hold a monthly rental.
  • Modernism Week — 11–21 February 2027, eleven days, centred on Palm Springs itself rather than down-valley. Tickets go on sale 1 November 2026. This is the one that hits the city directly. A shorter October edition runs 14–17 October 2027.
  • BNP Paribas Open — 28 February to 14 March 2027 at Indian Wells, down-valley. Two weeks of tennis that fill the mid-valley and spill back into Palm Springs.

Add Greater Palm Springs Pride, 6–8 November 2026 downtown with the parade on the Sunday, and the Palm Springs International Film Festival in early January. Neither wrecks a monthly rental, but both are priced into the month around them.

The consequence: if your stay includes February or the back half of April, expect to pay the peak and to find fewer owners willing to commit the whole month. Start on 1 May and you are past all of it.

How far ahead a winter rental has to be arranged

For January to April, work in months rather than weeks. Local operators advise searching in October or November for a January stay, and six to eight weeks ahead for anything overlapping Modernism Week — but that is advice sized for hotel-length visits. For two or three months in a specific house with a pool the window is earlier again: the best winter inventory is usually committed the previous spring or summer, often to the tenant who had it the year before. If you want February and March, start in September and decide quickly.

Summer is the reverse. Inventory in July is wide, owners are motivated, and arranging a month four to six weeks ahead is normal. In summer you can negotiate. In February you cannot.

What is genuinely better about summer

The summer case is not only about price, though price is the headline.

  • You get the house you want. In February you take what is left; in July you choose.
  • Rates fall 40 to 60 per cent on the managers' own published guidance, and unlike winter rates they are negotiable.
  • Restaurants, trails, roads and the airport are empty.
  • Owners accept flexible terms — short notice, pets, a partial month — because the alternative is nothing.

The cost is the electricity bill and the loss of daylight hours outdoors. Both are real, and the electricity is the larger. Settle it in writing before you book: included, capped, or yours in full. In a desert summer that clause can matter more than the rent difference between two houses.

Dates and rates move. Every figure here was checked in September 2026 — the 2027 festival dates as published by the organisers, Modernism Week's own calendar, the 1991–2020 climate normals, and 2026 occupancy and discount figures from valley rental managers. Confirm dates and rates before you commit; festivals shift, and one weekend can change a month's price.
